This is one of those tasks sellers often forget, but it’s crucial: make sure your utilities don’t stay in your name after closing. The last thing you want is to pay the buyer’s electric bill for the first month in their new home.
Contact your utility providers a couple of weeks before closing to let them know you’re moving. Ask for all services to end the day of closing. Keep in mind, all utilities must be on for the day of closing, so make sure they don't shut things off until the end of that day. We will also let the buyers know they need to begin service for that day so there is no interruption.
If you’re moving to a new home, request a transfer of service instead of cancellation so there’s no interruption.
Electric – In New Jersey, common providers include PSE&G or Atlantic City Electric.
Gas – Call your local gas service (often the same provider as electric...can also be South Jersey Gas).
Water & Sewer – If you’re selling a single-family home, confirm with your township or utility authority that the account will be closed out of your name.
Cable & Internet – Notify your provider to end or transfer service.
Security System – Schedule cancellation or transfer the day before closing so there are no issues for the buyers.
If you’re moving from a condo or townhome:
Check with your HOA or property management company for any required move-out forms.
Some associations require final water/sewer payments or special documents to confirm you’re current on assessments.
Scheduling your utilities in advance saves you from unnecessary costs and ensures a smooth handoff to the new buyer. Just one more step to keep your closing day stress-free!
